Yes. The law changes enacted in 2022 have had a very positive effect on Florida's property insurance market. Most of the state's property insurers have announced rate decreases and increased capacity for new policy issuance in tougher-to-insure places like Miami, Broward, Palm Beach, Orlando & Tampa. 2026 is a great year to shop for new homeowners' insurance.
- Wind Mitigation Inspections tell insurers how well your home is constructed against the peril of wind damage.
- Is your roof newer or older?
- Are your roof-to-wall attachments hurricane straps or clips?
- Are all the home’s openings (windows, doors, sliding doors, skylights, garage door) protected by a Miami/Dade rated product.
- When risk is reduced, more insurance companies are willing to offer coverage for your home with lower premiums. Ask your agent to review your Wind Mitigation Inspection report.
A 4-point inspection is a report that tells the insurance companies how up to date the “Body Organs” of your home are. Basically, when was the electrical, heating (air conditioning), plumbing, and roof last replaced? Homes with older body organs have a statistically higher claim frequency. Fewer insurers are willing to take the risk of insuring such properties.
Homes with recently replaced or updated hot water heaters, electrical panels, roofs and air conditioning systems have a lower chance of failure, more insurance policy offers, and typically better premiums.
4-point inspections are usually required for homes older than 20 years of age
Standard homeowners insurance policies do not cover flood damage. Flood insurance is often required by mortgage companies when a home is in a FEMA designated hazardous flood zone.
Florida policies often have separate deductibles for windstorms/hurricanes. These deductibles are usually 2%, 3%, 5% or 10% of the home's Dwelling limit.
Example: Dwelling limit = $400,000. A 2% hurricane deductible would be $8,000.
2026 is a great year to see if your home qualifies for insurance with a private company. In most cases, Citizens requires the purchase of flood insurance even for homes not located in a hazardous flood zone. This additional cost adds up. Now is the time to see if private insurers can offer better pricing and coverage.
